Most residential listings are for a 6% commission. The reason: Although you list with one company, the buyer may come through another company. The two companies split the commission 50-50; each gets 3% of the selling price. That’s the minimum most companies can survive on because of operating costs.
Michael Dixon Realty likes negotiable listing fees, or flat fees. You, the seller, suggest a flat fee you think is fair. I can accept your offer or we can negotiate the fee. Because of my low operating costs I usually can work for less than most companies. My main cost is advertising properties for sale.
Your listed property will go into the Multiple Listing Service where it will be available to all member Realtors to show and sell. If the buyer comes through another company the fee will be split 50-50. However, if the buyer comes directly through Michael Dixon Realty the fee will be adjusted to the equivalent of 4% of the selling price. Michael will handle both sides of the transaction, listing and selling, for 4%, not the usual 6%.
