Agents: It’s Just Me

I started as a sales associate with  Coldwell Banker Lynn Mills Realty in Americus in February 1996. In February 2006, I obtained my broker’s license and started my own company, Michael Dixon Realty.

By choice, I work alone. Agents would give my business more visibility and more business volume. However, they would increase my operating costs and my legal liability. They would require a physical office and all of the equipment necessary to conduct a real estate sales business.

Working alone from my home I have all equipment needed to provide a full-service brokerage. The client receives the same level of service as that provided by the bigger offices, but often gets a break on the fee.

My operating costs are minimal. When I save money so does my client. For example, when the buyer comes through my company rather than a competitor’s the sales commission is reduced – often by one-third, sometimes by one-half.

When I don’t have to split the commission 50-50 with another company, you as my client keep much of that commission money. I’m the only broker in this area who voluntarily cuts commissions. When that is possible, you take more of your proceeds to the bank. I’m happy with a reduced commission; it’s win-win.

If I had an office downtown, who would pay for it? You, the client, through the sales commission.
