I want to buy a new house, but I can't until I sell my current house. What should I do?
Work with your Realtor to find a seller who will contract with you to buy his or her house "contingent on the sale of your house." Some sellers, but not all, will agree to this kind of contract. It allows them to continue to show their house to prospective buyers while you are trying to find a buyer and sell your house. If the seller finds another buyer who is able to purchase his or her house before you can, the seller may give you a notice, usually 48 hours, to remove the contingency from the contract, that is, to go ahead and buy the house for cash. If you cannot, the seller may terminate his contract with you and sell the house to someone else.
