How much is my home worth?
This really is a "frequently" asked question, and one for which there is no ready answer.
The "worth" of your home is subjectve. It may be "worth" more to you than to anyone else for various reasons: You know how much money and sweat equity you have invested in the property, and you may have a sentimental attachment that no one else would have. For you, sentimental value counts.
When you are thinking about selling your home, what you need to know is its market value. Approximately how much will my property sell for? Here's where a Realtor can come in handy. A Realtor knows property values in the locality where he or she works.
In some cases a Realtor can give you a "ball park" market value over the phone or by email. The Realtor needs to know the exact location of the property so he or she can do a comparative market analysis (CMA). What we're looking for is properties comparable to yours that have sold in recent months. With this information, we can make an educated guess what your property will sell for -- allowing for variables. It's an imprecise science, but it's a starting point.
It's important to get a CMA before you put your property on the market. If you're thinking about it, call Michael Dixon at (229) 924-3089 or 939-2756 and talk to him about a no-obligation CMA.
