Do you advertise FSBOs for free?

Yes. And now FSBOs can have their own, individual, unique website featuring their FSBO property, and it's free. It will be a professional, custom web page just for their property. It will have its own domain name, and the owner's name and phone number for contacting, not Michael Dixon Realty, so interested persons call the owner directly.

People ask me why I would give free advertising to someone who is not listing his or her property with me. Simple. Having pictures and ad copy of houses and land on my web site makes the site more interesting. It costs me nothing but the time I invest in taking pictures and writing ad copy to post FSBO properties on my site.

The phone number of the property owner is listed so interested persons call the owner directly, just as they would with a newspaper ad. The owner may sell the property and owe me nothing. After all, the property was not listed with me to begin with, so I am not losing anything.

But, let's say, after dealing with would-be buyers for a couple of months, the owner decides to list with a real estate broker. My chances of getting the listing should be better than average. I've already got pictures of the property on line, and it will be a snap to put them on the area-wide Multiple Listing Service (americus.1st-place.com) and the national Realtor.com real estate search site.

In addition, the listing will go on my three other web sites and Premier Monthly magazine. (That's right, your listing with me goes on a total of five Internet sites and a high-quality, monthly real estate magazine.)

So, yes, I am happy to advertise FSBOs for free.  We both win.
